For most of the year, Arizona has picture perfect weather, and the cost of living is still considered lower here than in other parts of the country. That is probably why there are so many active adult communities in the Phoenix area. We’ll take a look at four great active, adult condo communities in the West Valley that offer the most bang for their buck in terms of amenities, cost, and location.

WestBrook Village in North Peoria

The master planned community of Westbrook Village was built on the northern fringes of the original active adult community - Sun City. This is a smaller development in the West Valley that features single-story townhomes with more contemporary floor plans and finishes then some of its older counterparts. Community rules allow adults aged 40 and up. While it is considered a retirement community, many of the Westbrook Village owners are still actively working. This Peoria townhome development offers two community centers with swimming pools and spas, fitness centers, an aerobics studio, a ballroom, a computer lab, sports courts, restaurants, and a myriad of hobbies. Golfing enthusiasts enjoy two 18-hole championship courses.

Village at Sun City Grand in Surprise

A little further west, you’ll find another great active adult condo community in the West Valley - Village at Sun City Grand, also known as La Solana, which borders Sun City Grand. Village at Sun City Grand condo owners must be 45 and up. Each building, which features apartment style condos, is equipped with two elevators for easy access. The Village at Sun City Grand recreation center includes a pool and spa, a clubhouse movie theater, a computer center, a beauty salon, a business center, and a lending library. In addition, Village at Sun City Grand condo owners in Surprise enjoy all the amenities of the larger, inclusive Sun City Grand. These include four 18-hole championship golf courses, a walking track, a dance and exercise studio, sports courts, and putting greens. There’s also a full service day spa, an outdoor amphitheater, a fishing dock, and artisan studios.

Sun City and Sun City West in the West Valley

Sun City has the distinction of being the first 55 plus active, adult community in the nation. This large, master planned development is best known for its reasonably priced homes, low association fees, and minimal property taxes. Since most of Sun City was built in the 1970s, these single-level townhomes aren’t as modern as those found in Westbrook Village or the Village at Sun City Grand. Many, however, have been updated and remodeled. There are eight golf courses, seven community centers, fitness centers, swimming pools, walking tracks, sports courts, lawn bowling, a softball field, and fishing lakes - in addition to over 200 clubs and a wide variety of hobbies. Sun City West, located 2.5 miles west of Sun City, is a scaled down version of the original, active adult community.

Sun City West condo owners also enjoy reasonably priced homes, low property taxes, and low association fees. Most of the older, single-family townhomes, like those in Sun City, have been remodeled with more contemporary floor plans and updated finishes. Golfers have their pick of seven courses. Four recreation centers include swimming pools, fitness centers, a mini-golf course, a softball field, sports courts, lawn bowling rinks, walking tracks, ballrooms, dance studios, hobby and craft rooms, and the list goes on.
